The Federal Council of Real Estate Brokers (COFECI) has published Resolution No. 1,551/2025, which creates the Digital Real Estate Transactions System, establishes criteria for the accreditation of Real Estate Platforms for Digital Transactions (PITDs) and Real Estate Custody and Guarantee Agents (ACGIs), and defines security, transparency and governance standards for transactions involving Digital Real Estate Tokens (TIDs).
The rule takes effect in October and launches a regulatory sandbox of up to 12 months for companies that already operate under this model. It is a milestone that organizes the ecosystem, preserves the role of the broker and brings the real estate market closer to global trends in the tokenization of real-world assets (RWA).
Our partners Roberto Panucci and Tiago Severo Gomes have prepared an analysis on the topic, covering:
- What real estate tokenization is and how the rule affects the sector;
- The role of brokers, platforms and the custodian/guarantor;
- How the rule fits into the regulatory map (CVM, BC and COFECI);
- Benefits, challenges and outlook for the next 12 months.
